After more than 15 years as a licensed real estate seller in New York State, I realize that most potential buyers initially pay more attention to the financial aspects of buying a home, such as: down payments and closing costs; qualify for an affordable mortgage; real estate taxes; and the probable costs of repairs, renovations and improvements. Buyers then often consider the specific area (pros and cons), safety (real and/or perceived), amenities, school system, etc. While these are essential and significant considerations, there are also at least 6 other things that are often overlooked before purchasing a specific home. In order to truly enjoy your own home, these considerations are also quite significant in the long run. With that in mind, this article will attempt to briefly consider, examine, review and discuss 6 key areas of consideration wise homebuyers consider from the outset.

1. House style: There are many architectural styles of residential houses. Each has specific advantages and disadvantages, and they are often key considerations. The most commonly seen are: Rancho; Layer; Two levels; colonials, etc. The key advantage of a ranch style is that it is on one story! This especially appeals to those who don’t want, or are challenged to walk up, up and down stairs! However, it also means that the rooms are located on the same floor, which can limit the attractiveness of the rest of the area. Houses, you know, like Capes, they are, which, because, at one point, they were prevalent, on Cape Cod. Upstairs rooms generally have sloping ceilings and, unless enlarged, are often smaller rooms. They are often selected as starter homes because they are usually the least expensive, with style! Many expand these, over time, to increase their usefulness, etc.! Split-level houses are usually built that way to accommodate the lay of the land. Some enjoy this style while others don’t! Usually one goes up and/or down a few steps, going from room to room! Traditionally, colonial houses are the most popular and the most expensive. This form typically has the bedrooms upstairs and the dining and entertainment areas on the main floor!

2. Heating Options: Although not all forms of heating options may be available, in all areas, the main options are: oil; gas; electricity; solar; geo – thermal, etc, and/or, some combination/hybrid system. There are differences, in terms of costs, clean air, ease of delivery; etc., so consider what you might be most comfortable and happy with.

3. Traditional vs. Modern Design: Some issues are based on the buyer’s personal tastes and preferences. Do you prefer a more traditional style or a modern design? What features etc. do you think are priorities etc.?

4. Number/size of rooms: How many bedrooms do you need and want/wish to attend to, present and future needs, etc.? What size are you looking for and why? Specifically, look at the master bedroom and ask yourself if it will make you happy.

5. Bathrooms: How many bathrooms do you want (eg, how about a master bathroom, etc.) and what are the main needs and features you are looking for? While you can often renew, consider cost, convenience, personal taste, needs, and personal priorities!

6. Cooking Options: What do you look for in a kitchen? The space, do you provide, the ability, to make the necessary changes, to cope with your wishes, etc.?

Wise buyers should consider personal needs, priorities and what they are looking for and prioritize what they will call home! Are you prepared to pay close attention to your best interests?
